QuestionOur Planned Unit Development property is just over 2 years old. The yard on the property is pretty good size, however, we have had drainage problems ever since the beginning. The seller, at our request has put in a drainage pipe at one end of the lawn. While it has improve the drainage at that immediate site, it has not help another area which remains water logged. What is the best thing to do? How can we make sure the lawn is leveled?

This is a difficult question to answer without actually seeing the property. You could install a series of interconnected drainage pipes that take the water away to a downhill location. That would be the easiest of the alternatives that I can come up with. Most of the others would have been simpler before the house was built.
You should contact a local landscape contractor (with a good reputation) to consult on this matter. In my view it would be worth a modest consultation fee for a professional with local knowledge to assess the situation, and map out the solution.
