AnswerThis totally depends I think on your weather (isn't it a little cool in Lexington to lay down sod now?) and on the Soil (I just don't think your Soil is ready).

New construction soil is NOTORIOUS for AWFUL SOIL that does not support healthy Grass. You can't grow a beautiful, Gold Standard Lawn without rich Soil for those roots.
Don't tell me about the builder's Top soil. There are no legal standards for 'Top soil'. It can be anything the cat dragged in or however that saying goes (sorry, it's late). Get the Soil test quick before it snows; then follow instructions to CORRECT it. You need this information. You will still need it next year and the year after that. If there ever was a time to get your soil tested, the days after you purchased your new house is it. Zipcode, please.
