Warm Season Grass will love your climate. Some of the new Bermudagrass strains -- "Improved" -- will actually require a lot of extra work. But they are gorgeous. They stalks are thing and the grass creates what they call an Exhibition Lawn. That's the kind of lawn that you would want to use on TV to sell lawn care products and services. The ultimate ne plus ultra backyard/frontyard grass.
Improved "Princess 77" Bermudagrass is also photogenic enough to be the grass selected for the 2004 and 2005 Superbowls. This is touted as the first and only Bermuda hybrid that you can grow from seed instead of sod.
Zoysia lawns are on the short list of spectacular grasses. It does best in Summer and is favored for its drought tolerance and dense, thick, Exhibition-rate cover. It grows slower, so you mow less. On the downside, there is that hay-colored regression it goes into when the weather gets cold, triggered around 32 degrees F and not reversed until days are in the 70s on a regular basis. And some homeowners would find its aggressive growth just too hot to handle. Once it's in, you're stuck with it.
Those are your 2 choices, my friend. Me, I would pick the Exhibition Quality Bermuda. The texture is just a little finer, the seed costs less, and the permanent nature of the Zoysia decision does not appeal to me. There's just too much research going on in this field -- pardon the pun -- to attached me, til death do us part, to Zoysia.
