Leyland tree root growth

Question
can tree roots undermine adjacent building foundations approx 3 metres away causing subsidence/cracking?

Answer
Leyland has a fibrous root system and the roots themselves normally due not cause a problem. BUT if the tree is left to grow large the roots can put pressure on the foundation and if the soil is clay they can by their numbers dry the soil and the cracking clay soil can cause a problem. Roots will spread about 1 1/2 times the width of the foliage so if the tree is kept pruned and a smaller size the roots should not be a problem.
