I've had a ficus tree (Midnight variety) in the same place of the house for 4 years, doing great. Recently, tons of green leaves have been dropping. I checked for any pests but see none. I've read too much water might be the problem. I cut back on the water but that didn't help. One thing I noticed was the trunk seems wet from the soil to about 3"-4" up. Could this be a sign of root rot? Or am I going in circles with too much water, too little water?

Yes it couldd be a sign of root rot. Is the trunk still rotted firmly in the soil or does it feel loose if you jiggle it? Let it dry out totally. Do not water it until it seems bone dry and the pot feels light weight when you pick it up or tilt it. Hopefully the roots aren't too far gone to save it. They are if the trunk wobbles too much.
Also try moving it to a sunnier place and that will help it recuperate faster. Ficus likes all the sun it can get, especially when it is sick. So increase the light and cut back on the water totally until it is dry. Good luck.
